Rules
[Forced Eviction]
Please be aware that those who do not abide by the terms of the contract or the property rules, those who have no morals or are uncooperative, those who behave in a way that displeases everyone, and those who cause trouble to neighbors are subject to forced eviction.
[Leaving personal belongings behind]
Please keep your personal belongings within the area you rented, or use the equipment in the shared areas with your room number attached (depending on the property, this may be a name tag).
If you have personal belongings outside of the contracted area, we will move them to a personal belongings storage box within the property or collect them at our head office warehouse. Please note that the storage period is 30 days from the date of moving, and after that, we will assume that you have abandoned ownership and will dispose of the items.
*Leaving shoes/umbrellas at the entrance is prohibited. If found, they will be collected immediately.
[Transfer]
Please pay the usage fee (next month's rent) by the 20th of each month. Transfer fees will be borne by the individual.
When transferring money, please be sure to enter your ID number and full name.
[Unpaid]
Please be sure to pay by the 20th of each month as we may need to move your package to our warehouse.
[Cleaning the property]
Please tidy up and clean up shared areas after using them (especially hair in the bathroom, shower, toilet, kitchen, etc.).
Cleaning staff will come to help with cleaning.
【Cancellation】
・To cancel, please fill out the necessary information and apply via the QR code at least one month in advance.
・A cancellation administrative fee of 15,000 yen (excluding tax) will be charged.
・Please return the key to us by the day you move out. There is no need to return the key for properties without keys or properties with Bitkey installed.
・Please refrain from taking out any equipment or accessories (futon sets, lights, etc.) placed in personal spaces.
If there is a shortage or damage, compensation will be provided.
・If trash or personal belongings are left behind in personal or shared spaces after your move-out date, you will be charged a disposal fee.
・Any actions such as leaving the premises without permission will result in legal action, so please refrain from doing so.
[Movement]
You can move between properties for free. However, if you move to an apartment, you will need to pay 20,000 yen to cover the difference in initial costs.
・To make a reservation for travel, please fill in the necessary information and apply via the QR code.
・Please refrain from entering the property before you move in as this is against the rules.
- Once you have moved, you will not be able to enter the original property.
[Washing box]
Please store your bathroom and toiletries in the designated boxes. Anything that does not fit in the boxes will be collected.
*Please note that some properties may not have these devices installed.
[Air conditioning]
Please refrain from changing the air conditioner settings in the common areas, as this may cause trouble between residents. October to April: Heating 26°C, automatic air flow
May to September: Air conditioning at 24℃, automatic fan speed
[Clothes drying rack]
Please dry your laundry in the designated area or in your own space.
*This also applies in the case of rain. *If there is a laundry drying facility in the private room, please bring your own laundry pole.
[Each storage space]
Please use each storage space within your own limits. Leaving shoes at the entrance is prohibited.
[Umbrella stand]
Please use your room number (this may be on your name tag depending on the property).
Please bundle up your umbrellas when storing them so as not to cause inconvenience to others.
[Parking/Bicycle parking]
When moving in or moving into a property, parking or stopping your vehicle on the property premises or on nearby streets is prohibited.
Please use the paid parking lot. Also, parking bicycles on the street is prohibited. Please use the designated bicycle parking area.
[Supply supplies]
・If any of the items on the supplies list are out of stock, please order them using the dedicated form.
*If the amount of consumption is large, we may not be able to provide it.
・Equipment will be delivered to the property. If the equipment is delivered to the property, please help us by moving it inside. The cleaning staff will store the equipment when they arrive.
[Rent Withdrawal]
If you have signed up with a guarantor company, please make sure to deposit the amount into your account by the due date.
If the withdrawal cannot be made, the guarantor company will contact you to request payment.
If you need to transfer the money, please transfer it to the specified account by the 20th.
[Utility expenses]
Utility fees are set at fixed amounts. If electricity, water, or gas fees are high, the common area fees for the entire property may increase, so please help by conserving electricity.
Please refrain from using hairdryers, microwave ovens, and air conditioners at the same time as they consume high amounts of electricity and will trip the circuit breaker.
[ID No. (plot number)]
Please be sure to check your ID number as it will be required for transfers, inquiries, and each storage space.
*The results of the screening and fees will be included in the email.
[Shared space]
It is prohibited to decorate the shared spaces or install water purifiers, electrical appliances, cooking utensils, beauty equipment, exercise equipment, etc. without permission.
[Breeding]
Keeping animals or growing plants on the property is prohibited.
[Faulty equipment]
If the equipment stops working properly, please refer to the emergency response manual provided in the property.
If the situation does not change after that, please contact us.
*Please note that if you request a service, we may not be able to accommodate on weekends or holidays.
*You may use the shared areas on other floors. However, use of floors reserved for the opposite sex is prohibited.
[Staff entering the room]
Please note that if we deem it an emergency, staff may enter even your private space.
In addition, because we regularly carry out property maintenance, distribute letters, check facilities, and clean, male staff may enter even women-only areas.
[Fire prevention measures]
Please check the floor plan for evacuation routes and the locations of escape ladders and fire extinguishers.
・Please refrain from using fire (mosquito coils, candles, incense, lighters, etc.) inside the property or in the surrounding area.
・Please refrain from using multiple power strips (power outlets) in personal spaces as this can cause fires and is extremely dangerous.
[Address registration]
When registering, please include the property name. If there is an apartment name, the property name is not necessary. The head of the household will be the person himself.
Please be sure to register after moving into the property.
[Personal Troubles]
We will not be involved in any personal disputes. We ask that residents resolve the issue between themselves.
*If the condition worsens and it is determined that the problem is causing inconvenience to other tenants or the landlord, the lease may be terminated.
【toilet】
After use, please return the toilet to its original state (toilet seat, paper holder, etc.) and help maintain a clean environment.
*Men should not enter women's restrooms.
[Third Party Entry]
No one other than the resident and our staff (relatives, friends, delivery people, etc.) will be allowed to enter the property.
If you allow someone to enter your room without permission, you will be subject to forced eviction. *There is a possibility that contractors commissioned by our company may enter your room.
[Reissue of key]
If you lose your key and need to have it reissued, an additional 5,000 yen (excluding tax) will be charged for each key.
【Wifi】
Since the internet is a free service, there are areas where it is difficult to connect. If you require a stable internet environment, please make a personal contract.
The use of illegal software such as file sharing software and sending or receiving large amounts of data (such as downloading music or videos) is prohibited.
In addition, there are connection restrictions. Please do not connect multiple lines at the same time, such as PCs, smartphones, or tablets.
*Please check the sign in the common area of the property for the ID and password.
[Taking out the trash]
Please manage your own trash. Collect the trash in your room and take it out to the designated place on the designated day.
*Due to hygiene and pest issues, it is prohibited to accumulate or leave trash.
[Washing machine/dryer]
When using, please write your name and the intended time of use on the whiteboard.
To prevent noise pollution, washing machines and dryers cannot be used between midnight and 7am.
【shower】
Please write your name and the time of use on the whiteboard before using. Usage time is limited to 30 minutes.
Please clean up after use (especially wiping off any hair in the drain and water droplets in the changing room). *Men should not enter the women's shower room.
[Washing box]

[Cooking utensils and tableware]
After using the shared cooking utensils or your own tableware, please wash them yourself, wipe them dry, and return them to their original location or to your own contracted area.
*Please dispose of food waste from drains and sinks yourself.

Please collect your own mail from the mailbox that corresponds to your apartment block. Please do not move anyone else's mail.
Please do not send cash, valuables, or registered cash by mail as there is a risk of loss. *This is not covered by our compensation.
・To avoid issues such as loss, please specify a date and time when you can receive your parcel yourself.
・Please include your address including the room number.
*If you have received mail from the previous tenant, please attach a note stating "Returned as previous tenant has moved out" to the mail and drop it in a postbox.
【smoking】
Smoking is prohibited inside the property and on the property grounds. Smoking in the neighborhood is also prohibited, so please refrain from doing so.
If you are found smoking, you may be forced to leave the premises.
*Some people are sensitive to the smell of cigarettes, so if you have smoked elsewhere, please make sure you have completely removed the smell before entering the room.
【noise】
Please be considerate to others when making noise, whether in the shared areas or in your private room, so as not to disturb others.
<Washing machine/dryer/TV/telephone/hair dryer/footsteps/noises (door opening and closing, etc.)>
*If complaints are received from multiple tenants, the lease will be terminated.
[NHK reception fee]
Please note that you will be responsible for paying the NHK reception fee. Please sign a contract with us. We will not be able to respond to any inquiries.
